一、上盘前 Before listing

与经纪签署 Listing Agreement ( Sign a Listing Agreement with the agent )

房东需提供房屋具体信息 ( The landlord needs to provide specific information about the property )
- 联系电话和邮箱 Contact phone number and email
- 入住日期 Check in date
- 卧室数量,浴室数量 (可以提供 Floor Plan) Number of bedrooms, number of bathrooms (floor plan can be provided)
- 是否有独立出入口 Is there an independent entrance and exit
- 包含哪些家具 (基础家具: 冰箱,炉子,微波炉,洗衣机,烘干机,灯具,窗帘; 如有其它请具体说明) What furniture is included (basic furniture: refrigerator, stove, microwave, washing machine, dryer, lighting fixtures, curtains; please specify if there are any others)
- 是否有共用家具 Do you have shared furniture
- 是否包含Utility (水,电,气,网络,热水箱租金) Does it include Utility (rent for water, electricity, gas, internet, hot water tank)
- 如需要租客分摊Utility, 按什么比例分摊;如需要转到租客名下,房东需要提供 Utility Providers. If tenants need to share the utility, what is the proportion of sharing; If it needs to be transferred to the tenant’s name, the landlord needs to provide Utility Providers
- 包含几个车位 (可能需要提供特定位置) Includes several parking spaces (specific locations may need to be provided)
- 是否需要租客铲草除雪 (可能需要提供负责范围) Do tenants need to shovel grass and snow (responsibility scope may need to be provided)

二、接受合同(accept offer)
- 收到地产经纪提供的租客背景资料及offer并感到满意之后,挂牌经纪做初步背景调查, 多个offer 时谈判帮房东拿到最好的deal, 安排接受offer 电子签。Listing agent get offer and prospective tenant’s profile, make innitial background check, present to the landlord and landlord shows interest to the specific one, then the listing agent negotiate with the counter part to get best deal for the landlord(especailly when there is more than one offer). Listing agent arrange E-sign to the landlord to accep the offer,with background check condition for 2 business days. 接受后的Offer (包含 Agreement to Lease 和 Ontario Residential Tenancy Agreement). Accepted Offer (including Agreement to Lease and Ontario Residential Tenncy Agreement)
- 24小时内等待收定金, 收到订金后更改MLS 状态为“租掉”。 Waiting for deposit collection within 24 hours, to change the MLS listing state to “Leased” upon deposit got.
- 挂牌经纪做租客的详细背景调查并确定租赁合同。 Listing agent do complete background check for the offeror and waive the condition once which is statisfied by the requriment.
三、成交日前后 Upon closing date
1. 房东需要提供 The landlord needs to provide

- 需列出钥匙数量和对应的门 (例如: Front Door Key * 2, Mailbox Key * 1) List the number of keys and corresponding doors (e.g. Front Door Key * 2, Mailbox Key * 1)
- 挂牌经纪做出钥匙交接表并和房东核对 Key Handover Form drafted by the listing agent and which be verifed by the landlord
- 银行账户信息,用于接收剩余押金转账 Bank account information for receiving remaining deposit transfers
- Void Cheque, 支票照片 或 Direct Deposit Info (例图如下) Void Cheque, Check photo or Direct Deposit Info (example image below)

* 租金押金会保存在经纪行Trust Account, Closing 后一周内会从Trust Account 通过 EFT 电子转账转到房东提供的银行账户中。
The rental deposit will be kept in the broker’s Trust Account, and within one week after closing, it will be transferred from the Trust Account to the bank account provided by the landlord via EFT electronic transfer.

2. 房东会收到 landlord will receive:

- 租客保险 Tenant Insurance
- 当天或者提前一天收剩余的支票 Collect the POSTED CHEQUES on the same day or one day in advance
- Utility 账号注册证明 (如果需要转到租客名下) Utility account registration certificate (If transferred to the tenant’s name)
- 经纪行提供的 Balance Of Deposit Form & 及EFT 汇款 (用于说明扣除经纪佣金后的剩余押金金额–租客move in后一周内) Balance Of Deposit Form provided by the brokerage firm & remainng fund (used to indicate the remaining deposit amount after deducting brokerage commission– within one week upon the tenant moving in)
四、租户什么时候能拿到租房子的钥匙? when the tenant get key for rent a property?
一般来说,租户在租赁开始之日收到租赁物业的钥匙。这允许他们从租赁协议中规定的日期起进入该物业。Generally, tenants receive the keys to their rental property on the start date of their lease. This allows them access to the property from that date forward, as outlined in the lease agreement.
