租房, 看似很简单的一件事儿, 但在人权至上的西方国家, 比如加拿大, 可是一点儿都不简单:

租客: 一旦租客搬入, 租客是“爷”, 即时没钱交租, 房东也没有权利亲自动手驱逐租客, 必须通过繁杂流程,申请“租务委员会”安排法警执行, 这个动作, 少则3月, 多则半年; 上庭1-2次, 即时走了法律流程, 都未必最终能顺利把租客“请走”!  哇!  怪不得成为移民青睐的国家, 这里, 似乎穷人是爷爷!

房东 因为上边的事实, 促使房东变得疑神疑鬼, 生怕请进来一个“瘟神”, 因为如果是“老赖”租客, 想赶走可太麻烦了: 想卖房时无法收拾干净利落的卖,租客不赖租时也非常难赶走,即时自己想住, 都得按照法律流程, 一步一步得申请! 很奇葩得现象, 你是房东, 但要得到“国家”的同意 , 才能请“国家” 动用“法警” 赶人才行。所以, 吃过苦头的房东们, 在找租客时慎重又慎重,以免招进来一位进来容易送走难得”大爷”。  不少房东为了节约经纪费, 认为招租是容易事儿, 自己找租客, 因为没专业知识, 找进来一位”老赖“, 噩梦就开始了 — 租客不交房租, 屋内整的乱七八糟, 经常开party 吵到四周导致房东被投诉等等等等等…….  摔过教, 吃过苦, 他们才意识到又租房实战经验得地产经纪得价值, 就会 邀请专业并且在招租方面经验丰富的地产经纪操盘: 广泛宣传, 百里挑一, 然后是要求排队租客提供给一系列平时打死也不会外泄得”个人隐私“资料,真是恨不得把租客得底裤都扒出来。  作孽啊, 极少部分得坏蛋租客做了对房东不公得事儿, 最后得结果是然所有的房东提高一万倍的警惕”防坏蛋”, 这就是加拿大租房市场的怪现状。

A landlord has the right to choose a tenant using income information, credit checks, credit references, rental history, guarantees. A landlord can ask:

  • what your income is
  • if you work, and where you work
  • how many people will be living with you
  • the names of people who will be living with you
  • if you have pets
  • if you smoke
  • permission to do a credit check (requiring: full name, date of birth, current address)
  • references from past landlords
  • in some cases, if you have a guarantor or co-signer

Landlords can decline a prospective tenant based on the answers to the above questions.

For example: poor rental history (including rental arrears), having pets, or if your landlord is not confident your income is sufficient to cover the rent.

住宅租赁必备材料 (Residential Rental Supporting Materials):

1、所有租客照片身份证(驾驶执照/学生身份证)
All Tenants Photo ID (driver’s license/ student ID)
2、所有租客个人信用评分报告(需要完整的报告,而不仅仅是信用评分部分)
All Tenants Personal Credit Score Report(need Full report, not only the credit score part)
3、 所有租户融资负担能力证明-付款存根,或T4(如果没有,那么过去半年的银行状况)
All Tenants Financing Affordability Proof — pay stub, or T4 (if not have, then the past half year bank statment)
4、租赁申请

租房必备资料详解:

1. PHOTO ID。就是有照片的证件,如果没有驾照,就得出示护照等。

2. CREDIT REPORT。政府指定代理公司专门为市民提供这类文件,准租客可以上网自行准备,费用是20加币左右,以下公司提供的都可以(准租客如果嫌麻烦或者来不及,当然也可以请地产经纪帮你做这个报告,不过费用20-30仍得自己支付)。

Alert: Landlord requests “Full Credit Report” (see sample) BUT NOT a screenshot with the credit score figure only; if you do not know how to download a complete Credit Score Report, you can screenshot each part and paste it to an Excel File and submitted in. 注意: 房东要看的是完整的信用报告记录(参考样板), 而不是一个只有分数的截图; 如果您不清楚如何完整的下载下来, 可以截图各个区域然后黏贴到Excel 文件上后, 发给租房挂牌经纪(或房东)。

3.EMPLOYMENT LETTER。就是雇主出的工件证明信,每个公司的人事部都会明白,内容是证明你在哪里工作,收入多少,可以让房东放心你完全有支付能力。

4. INCOME PROOF。 最近的报税记录最好, 如果说服力不够, 辅以过去半年的Bank Statement, 或者Pay Stub, 来证明租客有足够的经济实力辅导月租。

5. DEPOSIT。双方签约后准租客就要马上去银行买一张MONEY ORDER或者CERTIFY CHEQUE交给房东的经纪公司,金额是二个月租金,作为第一个和最后一个月的租金先预付。

6. 关于新移民和国际学生。新移民和国际学生,都没有在加拿大生活的历史,所以CREDIT REPORT拿不出来,而且还没有找到工作,也没有在加拿大的工作收入,但这不等于说,没资格去租房子住了。通常有二个方法可以解决:

  •  找到一个在本地工作的亲戚朋友作担保人。担保人要提供自己的CREDIT REPORT和EMPLOYMENT LETTER,并在租约合同上签字,房东看到有了保障,自然可以将房子租给新来落户的新移民或者国际学生。
  • 追加预支订金: 对于普通有工作的租客,通常预支首尾两个月的订金, 有时房东会预收3,4个月或者半年, 甚至全年预付的方式,接受没有任何background support 的国际留学生或新移民作为租客。
  • 中国房东对中国留学生/新移民租客: 中国人房东,相信同是中国人的新移民不会没有钱来租房子住的,很少很少中国人会明知道口袋里没钱还故意耍赖白住人家房子,所以这方面口碑很好,当然也就才有了我们今天这个机会。这种情况需要经纪人做良好的沟通,凡事好商量,学生新移民也一样能住进自己喜欢的房子的。

For new immigrants and international students.

New immigrants and international students have no history of living in Canada, so they may don’t have  CREDIT REPORT yet, also they haven’t found a job, and they have no income from work in Canada, but this does not mean that they are not eligible to rent a house. There are usually two ways to solve it:

Students Need (as more as your can supply, as more competition power added)

1.photo ID(driver licence/ student ID)
2.School Registration proof, Student Card, Score report
3.Two reference contacts (name, address, cell no.)
4.Previous 2 landlord contacts(name, cell, address)
5.Guarantor
6. Job letter (from the employer HR, showing address, cell, email)

New Migrants need (as more as your can supply, as more competition power added)

  • Find a relative or friend who works locally as a guarantor. The guarantor must provide his own CREDIT REPORT and EMPLOYMENT LETTER, and sign the lease contract. When the landlord sees that it is guaranteed, he can naturally rent the house to newly settled immigrants or international students.
  • Additional advance deposit: For ordinary working tenants, the first and last two months’ deposit is usually paid in advance. Sometimes the landlord will charge 3, 4 months or half a year, or even the whole year, to accept international students or new students who do not have any background support. Immigrants as tenants.
怎么找到优质租客?
1.信用报告(credit report):

怎么拿信用报告?在加拿大,不管您是买房,买车,租房还是申请信用卡,都需要看您的信用报告,那怎么去查您自己的信用报告呢?你也可以从网站购买(图二三)或者去信用中心(图一)拿免费的信用报告。

以下几点,可以教你看信用报告,避免一些不好的租客:

?信用分数低于680分的不考虑❌

?信用卡账单,手机帐单,经常到期没有准时交款的,不考虑❌

?再看一下租客有没有房贷车贷❓

2.雇主信和工资单

?根据雇主信上面的信息打电话核实❓

?查看工资单的真实性❓

?计算雇主信上面的工资+加上生活的开支,是否有能力付租金❓

3.前一任房东的介绍信

打电话询问租客情况,是否欠租金❓为什么要搬走❓是否是一个麻烦的租客❓

成功前约之后
After sign the lease contract

一旦租客过滤完毕, 签订了合约, 订金交过, 在入住前的1-2天,会安排租客交剩余的posted cheque(如果是留学生, 很可能是现金交付balance).

Once the tenant is filtered, the contract is signed, and the deposit is paid, the tenant will be arranged to pay the remaining posted cheque 1-2 days before the check-in (if it is an international student, it is likely to be paid in cash for the balance).
